Roof Ventilation in San Jose and Surrounding Areas

Protect Your Home With Proper Roof Venting Service

A properly ventilated roof helps protect your home from heat build-up, trapped moisture, and long-term structural damage. In the Bay Area, micro-climates can shift quickly. Some neighborhoods experience hot valley temperatures, while others face coastal fog and humidity. Balanced attic and roof ventilation ensures that your attic stays cool, your shingles last longer, and your home stays energy efficient.

Clean Roofing is one of the most trusted roofing and ventilation specialists in San Jose. Our certified crews design and install ventilation systems that match your roof type, home layout, and budget. Whether you are dealing with excessive attic heat, moisture issues, or you simply want to improve the overall lifespan of your roofing system, proper ventilation is a crucial part of the solution.

Importance of Proper Attic Ventilation in San Jose Homes

It is estimated that 9 out of 10 homes in California do not have proper attic ventilation. Why? Because most people are unaware that attic ventilation can impact the longevity of their entire roof. Proper attic ventilation systems allow a continuous flow of outside air through the attic, protecting the efficiency of the insulation and helping to lower temperatures in your living areas. The ventilating flow exists when there is a balance between air intake and air exhaust.

Importance of Proper Attic Ventilation in San Jose Homes

It is estimated that nine out of 10 homes in North America do not have proper attic ventilation. Why? Because most people are unaware that attic ventilation can impact the longevity of their entire home. Proper attic ventilation systems allow a continuous flow of outside air through the attic (see illustration at right), protecting the efficiency of the insulation and helping to lower temperatures in your home living areas. The ventilating flow exists when there is a balance between air intake (at your eaves or underneath the roof overhang) and air exhaust (at or near the top of your roof).

Moisture Control

In the winter, various household appliances, bathtubs, showers, and cooking vapors can contribute to excess moisture build-up called vapor drive. Improperly ventilated attics will allow this moisture to collect and cling to the underside of the roof deck. Bay Area homes are also exposed to fog and marine layers. Humid air can condense inside the attic, saturate insulation, and cause wood rot. Proper ventilation allows moist air to exit and keeps insulation dry, protecting your roof structure and indoor air quality.

Temperature Balance

A vented attic stays cooler in the summer and warmer in winter because it allows a continuous flow of outside air. Vented attics help control extreme temperature swings, conserving your air‑conditioner’s energy and extending the life of shingles and tiles. With temperatures moderated, your roof lasts longer and your home stays more comfortable. Your attic is an oven – literally! Trapped heat will bake your roof, regardless of which type, causing premature damage.

Ventilation Requirements

The IRC requires a minimum net free ventilation area of 1 square foot for every 150 square feet of attic floor area. This is often referred to as the 1/150 rule. If certain conditions are met (a vapor retarder installed on the warm side of the ceiling and a balanced distribution of vents), the requirement may drop to 1/300. Clean Roofing goes beyond the basic code by following many manufacturers’ recommendations of one square foot of venting per 150 sq ft of roofing surface to maintain warranties and ensure long‑term performance.

I was researching solar and reroofing options and even though I did not choose to work with this company in the end, I felt I had to give them good reviews for their help along the process. I had to get many quotes to understand the market and my options so I had to turn down all but 1 company in the end. But I do appreciate the information provided by Art Balaoro. Email communication is quick, clear, and informative. Answered my questions on roofing to work with a solar system for me and was very professional and patient. I think they would've been a solid choice too. I decided to work with a local family-owned roofer whose owner is the roofer and came in person.

We had Clean Roofing on as the company to do a major roof project for an expected future solar installation. Miguel Huerta and his crew did an excellent job on the project. We needed the whole roof replaced with new plywood, shingles and gutters and their team worked fast. It took a week for everything to be complete and they didn't leave a mess at all. Any complications that came up, they communicated it with us and resolved it in a timely manner. The quality of the roof overall is great and looks beautiful.

I chose Clean Roofing for a full roof replacement going from wooden shaker panels to composite asphalt. Clean Roofing also has a sister company called Clean Solar, and my initial contact was with Art (sales) who mostly answered my solar questions but was more than well versed in answering general questions on roofing as well. He was professional and didn't try to cross sell services, nor was he pushy when I was hesitating on such a costly expense. Ultimately, choose Clean Roofing over other companies because of the professionalism working with Art, the follow-ups, and the detailed quote provided. Their quote came in right in the middle of all the bids, and they have their master installer warranties to put the cherry on top.

Service:
I landed Rodrigo as the foreman and Miguel as my project manager. Both were communicative, and informed me of any issues as the project went along. I always have a healthy bit of skepticism when contractors leave the door open for "unforeseeable issues", but I felt they were very honest in terms of what absolutely needed to be repaired vs what could've waited. My project was close to 40k, but we only saw about a 1k over-run due to dry-rot. They took plenty of pictures of the problem areas, and gave me the option if I wanted to replace.

Miguel followed up daily to ensure I didn't have any questions, and Rodrigo led his crew with a professionalism that inspired confidence in his craftsmanship. He was also very joyful, and that's awesome to see someone that loves their job so much.

Cleanliness:
Re-roofing is a loud and messy job, but everyday I came home to a clean worksite. The floors were all blown clean, and they neatly made a pile of their tools in a corner of the driveway for use the next day. I have an exposed garage, and the team offered to tarp my belongings before the project started, and tried their best to clean the garage of all the debris that fell by the end of the project.

There was a bit of an obstruction that found it's way into my bathroom exhaust vent, but Rodrigo took care of it right away when he was back on site the next day by blowing it out.

Quality:
From what I could tell, the roof looks clean. It passed inspection on first try, and all flashings look properly cut. I guess I'll only truly know when it's rainy season again, but we love how clean the roof looks for now!

Would highly recommend Clean Roofing, their service was top notch and I feel confident in their work.

[UPDATED REVIEW]
Following the initial unfortunate incident, the company's president Micah personally reached out and assured that he would oversee the roof replacement process. Although their bid was not the most economical, I chose this company over several others due to positive reviews highlighting exceptional service.

The day of the teardown proceeded seamlessly. The team arrived promptly in the morning and removed the old roof within approximately three hours. Later that afternoon, new materials were transported onto the roof in preparation for an early start the next day. Anticipating potential rain, the crew covered the roof with felt paper to prevent any water leakage into the home. The re-roofing was efficiently completed within two days, and the team executed an outstanding job.

They undoubtedly went above and beyond, even touching up paint on trim and fascia boards, as well as patching small areas of stucco to ensure the roof's optimal appearance. Throughout the process, I experienced excellent communication, decision-making autonomy, outstanding customer service, and superior workmanship quality.

I would highly recommend Clean Roofing!

[PREVIOUS REVIEW]
I wanted to replace my roof and asked for a quote, The estimator visited the property and did an review and told me that i had 2 layers of roof and he would send an updated quote in next couple of hours. I was in a hurry to get the process started so i followed up the next day when the quote was not sent. They replied back with the updated quote.

I noticed that quote still mentioned 1 layer of roof removal. I asked for the correction on thursday and followed up again on monday when i didn't get a response on Friday.

i got a response but the price changed again, i was under the impression the initial updated quote was including the price of two roof layers. I expressed my displeasure at the of me having to follow up a lot and how this process has not been good so far.

But that's when i call back and had person yell at me, accusing me that i called off work hours and was expecting a response over the weekend. I never called that company or any person in that company but only have incoming calls. But the experience of person from a company yell at you because i expressed that i was having a bad experience in communication is a first me. All this before signing a contract, think of what you can expect after signing the contract. This should tell you of what kinds customer service you can expect from this company.

They are arrogant, non responsive and really difficult to work with. From my experience I would not work with this company, and advice other to do the same.

Ventilation Options for Bay Area Homes

Different roofs and climates require different venting solutions. Clean Roofing offers a full range of systems and will help you select the right combination:

Ridge Vents & Soffit Vents

Ridge vents are installed at the highest point of the roof. They are low‑profile and blend with your roof line. Ridge vents use natural airflow and rising heat to expel hot air without. For many pitched roofs, we pair ridge vents with Soffit (eave) Vents to create a balanced system, cool outside air enters at the eaves and warm air exits along the ridge.

Static & O’Hagin Vents

Static vents (sometimes called mushroom or turtle vents) provide exhaust points on roofs where ridge vents are impractical.
O’Hagin Vents are specifically designed for tile or slate roofs common in older San Jose neighborhoods. Their low‑profile design integrates with tiles and resists leaks.

Gable & Wall Vents

Gable vents are installed on the vertical ends of the attic and, combined with soffit vents, aid cross‑ventilation. Wall vents are useful for attics without ridge space or as supplemental intake.

Insulation & Radiant Barriers

Ventilation works best when paired with proper insulation and radiant barriers. Radiant barrier products can lower attic temperatures by up to 70 to 80 degrees and reduce your air‑conditioner’s workload by 17% to 20%. Clean Roofing offers blown‑in insulation and installs radiant barriers that reflect the Bay Area’s intense sunlight, keeping the attic cooler.

Attic Fans & Solar‐Powered Fans

Mechanical ventilation uses fans to actively remove hot air from the attic. A power vent delivering 1 cubic foot per minute (cfm) per square foot of attic floor area approximates a 1/150 ventilation ratio. Solar attic fans harness sunlight to power their motors and are an excellent energy‑efficient option.

Frequently Asked Questions

The cost to clean gutters in San Jose varies based on factors like your gutter type, house size, and gutter condition.
Most homes require at least 1 sq ft of net free ventilation area per 150 sq ft of attic floor. Balanced intake and exhaust are crucial, and conditions such as vapor barriers may allow a reduction to 1/300. Our technicians calculate your exact needs and recommend specific vent types.
Ventilation removes heat and moisture, but insulation slows heat transfer from the attic to living spaces. Radiant barriers reflect radiant heat away from the attic and can lower attic temperatures by up to 30 °C. The combination reduces energy consumption and prolongs roof life.
